Build the estimate in layers

Start with the home and selected factory options. Then add transport by section, setup, foundation, trim-out, and required stairs or landings. Add the parcel work separately: clearing, grading, driveway, power, water, sewer or septic, well work, permits, impact fees, inspections, taxes, and insurance. Keeping these layers separate makes dealer and contractor quotes easier to compare.

Do not use the lowest number from each category unless a qualified provider has confirmed that scope in writing. A realistic early estimate should carry a contingency for unknown soil, access, utility, weather, scheduling, and jurisdiction requirements.

Replace assumptions before committing

The calculator does not know the chosen model, freight route, crane need, foundation design, utility distance, septic soil, permit fee schedule, lender conditions, or local labor market. Replace each editable assumption with a written quote or agency fee as the project becomes clearer.

The financing result is only an illustration based on the amount, rate, and term entered. It does not include every closing cost, escrow, mortgage insurance, tax, insurance, or lender fee and is not a credit decision or loan offer.
