This page explains where the site starts, how planning ranges are assembled, and where a reader must replace a broad estimate with a property-specific document, agency answer, or professional quote.
Home and project prices
Displayed prices are broad planning ranges assembled from public model information, regional market examples, industry materials, and the cost structure of a typical land-home project. Unless a page clearly says otherwise, a home-price range does not include land, taxes, financing costs, delivery, setup, foundation, utility extensions, septic or sewer, well work, permits, insurance, decks, garages, or landscaping.
Calculators
Calculator defaults are editable assumptions, not a forecast. Totals are simple arithmetic based on the visitor's entries plus any displayed contingency or financing illustration. The result is meant to expose missing cost categories before a buyer relies on a base-home quote.
Floor-plan diagrams
The diagrams are original conceptual planning aids built from the dimensions and room relationships shown on each page. They are not copied manufacturer plans, construction documents, engineering drawings, permit sets, or proof that a matching model is available.
Land checks
Address matching begins with the U.S. Census Geocoder. County and state research paths point to public planning, building, environmental health, assessor, fire, and flood resources. A match identifies where to research; it does not decide zoning, legal access, utility capacity, septic feasibility, title restrictions, or permit approval.
Financing information
Financing pages explain common loan structures and verification questions. They do not publish live rates, promise eligibility, rank lenders, or issue loan advice. Program rules should be checked with the administering agency and a qualified lender for the specific home, borrower, title treatment, foundation, and parcel.
Images
The main manufactured-home hero is a custom generated project image. Other locally hosted editorial images originated from identified Unsplash photographs and are used as design or process illustrations. Images are not represented as specific inventory, completed client projects, or manufacturer models unless a page clearly identifies them that way.
Core public sources
Local agency links on a property result take priority over a general national reference for that parcel. External sources can change without notice, so the controlling agency should always confirm the current rule in writing.
Report a source problem
A broken agency link, outdated program statement, or questionable estimate can be reported through the contact page. Include the page URL and the better source so the issue can be checked directly.
